The Dia Palace Negishi Dai-Ni 305 apartment (RL Negishicho Studio 305) is a 1R studio apartment with 16.33 sqm of space located within a 10-minute walk of Negishi Station on the JR Keihin-Tohoku/Negishi Line in Naka Ward, Yokohama.
The move-in costs for this apartment are very reasonable:
- Rent: 77,000 yen
- Deposit: 77,000 yen (partially refundable)
- Total: 154,000 yen (assuming a move-in date of the first of the month)
- No key money:
- Normally you would pay 1 to 2 months’ rent depending on the landlord and location. If the tenant is a foreigner, it is not uncommon for landlords to charge at least 1 month's rent for the key money.
- No guarantor company fee:
- Normally you would pay 30% to 100% of 1 month’s rent to the guarantor company, even if you had a personal guarantor. We are able to cut out this middleman by using fixed-term leases and charging the rent to your credit card.
- No personal guarantor required:
- Although most Japanese tenants can usually ask a parent or sibling to act as a personal guarantor, this is not the case for most foreigners. Some landlords will require a personal guarantor even if a non-Japanese tenant is able to communicate in Japanese.
- Wi-Fi modem provided for free Internet access:
- Under a normal/standard lease (2-year contract), apartments are not usually equipped with Wi-Fi routers. Although a building might be hardwired for high-speed Internet access, you still need to arrange for your own carrier and ISP.
- No rental fee for the furniture and appliances:
- Under a standard lease, there are no furnishings provided whatsoever. Nowadays, more and more apartments are becoming equipped with air conditioning and ceiling lights. However, tenants will still need to purchase all of the appliances, furniture, and bedding.
- Rent is paid by credit card each month:
- Setting up a bank account, which is required when renting under a standard lease, can be a hassle and time-consuming. In some cases, it is not possible if you will be in Japan for a short time or lack the right kind of visa. Paying rent with your credit card from overseas allows you to access your payment records in your language and avoids the need to speak and read Japanese when using a typical Japanese bank.
- You can stay as long as you want:
- Under a fixed-term lease, you can stay for a long as you want. If you are unsure of your length of stay in Japan, you can easily extend your stay by simply requesting a new lease contract for however long you need (minimum length of a lease contract is 1 month).
- Full English support:
- Rent Life staff including both Japanese staff and non-Japanese staff you can assist you with any issues you may have in English. All of our contract documents are in English as well as all of our support information.
- You can rent an apartment with only paying a security deposit and the rent!
- No key money, no agency fee, no guarantor company fee, no insurance company fee, no locksmith fee, no furnishings rental fee, and no lease renewal fee!
The apartment is located in a quiet suburban neighborhood that affords peace and quiet with the benefits of living close to the train station:
- Located within a nine-minute walk of Negishi Station on the JR Keihin-Tohoku and JR Negishi Line, which affords easy access to all lines running through Yokohama Station, the Kanazawa Seaside Line via Shin-Sugita Station, and the Shonan Monorail via Ofuna Station.
- In addition to Yokohama Station, this unit offers easy access to Shin-Yokohama Station where you can catch the bullet train; Kawasaki Station where you can enjoy shopping and dining; and of course easy access to Shinagawa Station, Tokyo Station, and Haneda Airport.
- Access to Ishikawacho Station is only two stops. From there, you are within walking distance of Chinatown, Motomachi, Yamashita Park, Yokohama Marine Tower, NYK Hikawa Maru (museum ocean liner), and many museums, restaurants, shops, and department stores.
- Access to Shin-Sugita Station is only two stops. From there, you can take the Seaside Line to visit Hakkeijima Sea Paradise, Umi-no-Koen (Marine Park), and the beautiful Shomyoji Temple grounds.
- The immediate area of Negishi Station features six grocery stores, four clinics, five convenience stores, a Tokyu department store, a large outdoor public swimming pool, easy access to the famous Sankeien traditional Japanese garden, and numerous restaurants, bars, and cafes.
- This apartment is especially popular among professionals and researchers who work at offices located along the Negishi Bay area, and popular among tourists looking for a “base camp” as they venture out to enjoy the sites of Kamakura, Yokohama, Kawasaki, and Tokyo.
